<p>One area to note that the draft bill state that all Management Committees must register annually with the Land Registry along with any ‘internal regulations/constitutions’. All of which, is at a cost. See Annex II</p>

<p>June update</p>



<p>The bollards have been put in the bin area, to stop the bins being pushed back.&nbsp; All clear at the moment</p>



<p>Various lights around the complex have been replaced.&nbsp; The cracked drain cover has been replaced</p>



<p>Diver has been and repaired holes in the pool liner</p>

<p>The bin area has been tidied up although as you are aware we still have issues with people dumping rubbish.&nbsp; We are going to buy the cheaper bollards to see if this stops the bins being pushed back and if people throw items over. We have noticed they are putting items in front of the bins (aerial/pipes).</p>



<p>We have now set up STRIPE, but are waiting for our IT man to have a look for us – apologies for the delay.</p>



<p>In the owners payments 2022 document attached, it shows the owners who have paid, along with the BMB Statement.</p>



<p>Can you please update us where you are with your Constitution as we will not be able to take any legal action on debtors, so it is important to get things in order.</p>



<p>We suggest the lawyer writes to the developer regarding the 3 storage areas that are now being used for habitat purposes.</p>



<p>The pool pressure charge will be on June’s expenses.</p>

<p>The April expenditure sheet should be self-explanatory, we have received two cash payments, if you are in agreeance we will keep a small amount of petty cash, so that if there are any minor payments to be made it will be easier<strong>.&nbsp; Please confirm if this is okay with you</strong></p>

<p>There had been problems in Block A and Block B with the electrics, which our electrician has now sorted out.&nbsp; Pest control has been done and John reported hundreds of cockroaches, the next spray should see a big improvement.&nbsp; The bin area has been tidied up although as you are aware we still have issues with people dumping rubbish.&nbsp;</p>
